Payment Methods and Auto Pay

Save a card or bank account, verify a bank account, choose your default, and set up Auto Pay so charges are paid on their due date.

Saving a payment method lets you pay charges in a few clicks. Turning on Auto Pay goes one step further: each charge is paid automatically on its due date with your default payment method. Both are managed from the Payments page.

Who can do this

Adding, verifying, and removing payment methods requires the Manage Payment Methods permission. Turning Auto Pay on or off requires the Manage Auto Pay permission. Payment methods and Auto Pay are shared by your household, so anyone in the household with these permissions can change them. Some options may be unavailable or appear differently depending on your level of account access.

Add a payment method

  1. Log in to Communitrak at https://app.communitrak.com.

  2. Click Payments in the main navigation menu.

  3. On the Payment Methods card, click Add.

  4. In the Add Payment Method dialog, choose a card or bank account and enter its details. Bank accounts can usually be linked by signing in to your bank.

  5. Click Add Payment Method.

The first payment method you add becomes your default.

Verify a bank account

Some bank accounts can't be confirmed right away. In that case, Stripe sends a small verification deposit to the account, and the account shows Needs Verification with a Verify button until you confirm it.

  1. Wait for the deposit to appear on your bank statement, usually within 1 to 2 business days.

  2. On the Payment Methods card, click Verify next to the account.

  3. In the Verify Bank Account dialog, enter what you see on your statement. Depending on your bank, that's a 6-character code starting with SM (such as SM12AB) or the amounts of one or two small deposits. Some banks take you to Stripe's secure page to finish instead.

  4. Click Verify.

Once it's verified, you can use the account to pay. If you no longer want it, you can cancel the setup by deleting it.

Choose your default and remove methods

  • Your default method is tagged Default. To change it, click Set Default next to another method. Auto Pay always uses your default.

  • To remove a method, click the trash icon next to it and confirm in the Delete Payment Method dialog. If you remove your default, another saved method becomes the default.

  • Cards show their expiration date. A card expiring within two months is tagged Expiring Soon, and an expired card is tagged Expired. Add a new card before the old one expires, especially if you use Auto Pay.

You can't edit a saved method. To update a card or bank account, add the new one and remove the old one.

Turn on Auto Pay

The Auto Pay card shows whether your household is Enrolled or Not Enrolled.

  1. Make sure the method you want to use is your default.

  2. On the Auto Pay card, click Enable Auto Pay. If you don't have a payment method yet, the card shows Add Payment Method instead.

  3. Read the Auto Pay Terms and Conditions, then check I have read and agree to the Auto Pay Terms and Conditions.

  4. Click Agree & Enable.

How Auto Pay works

  • Each morning, Auto Pay pays any unpaid charges that are due that day, using your household's default payment method.

  • Each charge is paid as its own payment, even when several are due on the same day.

  • If your community passes processing fees on to residents, the fee is added to each payment, as described in the terms.

  • Auto Pay pays charges only on their due date. Charges that were already past due when you enrolled, or that were posted with a due date in the past, aren't paid automatically. Pay those with Make a Payment.

  • The household member listed as head of household receives the payment receipts, if their Payment Confirmations notifications are on.

Heads up: If an Auto Pay payment is declined, for example because a card is expired or over its limit, the charge stays Unpaid and Auto Pay won't try it again. Everyone in your household gets an Auto Pay Declined alert in Communitrak, and the member the charge was for gets an email. Pay the charge with Make a Payment, and update your default payment method so future auto payments go through.

Turn off Auto Pay

On the Auto Pay card, click Disable Auto Pay. It turns off right away, and no further charges are paid automatically.

Things to know

  • If your community changes its settings so residents pay processing fees, your Auto Pay enrollment ends because the terms you agreed to have changed. You'll get an email, and you can re-enroll from the Auto Pay card.

  • Some older saved methods need to be replaced. They're tagged Action Required, the Payment Methods card shows "Action Required: Update Your Payment Method," and you may get an email saying the same. Add a new method, set it as your default, and remove the old one so Auto Pay keeps working.

  • If your community is still finishing its payment setup, the Add button is unavailable and the Auto Pay card says payments are paused. You stay enrolled, and Auto Pay starts working once setup is complete.

  • You can stop Auto Pay at any time from the Payments page, or by contacting Communitrak Support.
